My wife and I (both Americans) bought this house in the village of Neuheilenbach, 18 minutes from Spangdahlem AB, while stationed there.

Here is the info on the house: 5 bedrooms, 2.5 baths, 3 garages, a rain collection system, solar panels, new windows (installed in March 2023), new dishwasher (July 2024), and a brand new oven (January 2025); all of these systems really help save on electric and water costs. The size is approximately 1700 square feet (150 square meters). Internet is available via glass fiber, which is extremely fast and installed in March 2023. The kitchen is also relatively new - it was installed in 2017.

House layout: the ground level has 1 bedroom, washer/dryer room, oil tanks, and is attached to the main garage. (The attached garage on the left-hand side is accessible through the house. You can go through it to enter the house through the washer/dryer room.) The second floor is the main level and features a relatively new kitchen from 2017 (complete with a glass top stove and an extra-large oven - perfect for handling a large size American Thanksgiving turkey!), a pantry room, a 1/2 bath, living room, a dining room, and the 2nd bedroom (complete with a full bath and a mini kitchenette). The third floor has 3 bedrooms and a full bath.

One of the additional nice features of the house is that a professional carpenter was brought in and created built-in closets and storage spaces. This includes a storage area under the stairs (great for storing shoes!), and a pull-out bed in one of the upstairs bedrooms.

Utilities: trash is 35 Euros/month pre-payment (final bill 1x/year), water is 40 Euros/month a person (final bill 1x/year), and heating oil is approximately 100 Euros/month. (Note: the heating system was serviced in March 2025 and is very efficient.) Yard work and winter service are the responsibility of the tenant, though typically 2x/year I have a gardner come out and handle trimming the bushes.

The tenants have enjoyed the quietness, safety, and no airplane noise in this village - plus seeing deer out in the field behind the house.

Rent is 1600 Euros/month and does not include any utilities. No smokers, please. Note: the house is not on the bus route, but the previous tenants drove their kids to the next village 8 minutes away to catch the bus. House is available 1 June 2025.
